We’re not just talking about kids heading off to college...

If you’ve been following along, you knew this housing change was coming. But for those of you who are new here, as of Saturday (Aug 17), the rules for buying a home have shifted. Here’s the quick breakdown:

Background: This shake-up started with a class-action settlement involving the National Association of Realtors (NAR), totaling $980 million. The goal? Make buying and selling homes less complicated and costly (see our past article).

New Reality: The days of sellers covering the 5%–6% agent fee are over. On a $400,000 home, that used to be ~$24,000 out of the seller's pocket.

What’s Changed: Now, buyers must sign a contract with their agent before seeing a house, and negotiating the agent’s fee is up to you. (Or, you could go rogue... but that’s not our hot take.)
